The names of all adult guests over 18 years old, occupying the apartment, must be added to the booking.

The $300 security deposit does not apply to guests who book on Airbnb. The temporary holding fee applies only to guests who book directly on the host’s website.

Only registered guests are authorized to stay in the apartment overnight. Be sure to add the names of all adults occupying the property to your reservation. I appreciate your cooperation.

ALL GUESTS MUST AGREE TO THE BELOW RENTAL AGREEMENT BEFORE BOOKING THIS UNIT.

NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following:

I understand the rules and rental conditions upon which I agree to rent accommodations, equipment, and use of the property. I acknowledge and accept that the sole responsibility for safety lies with the participant. In agreeing with this, I acknowledge that outdoor activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Steps and decks can be slippery, animals and insects can threaten and infect or injure, and exposure to the elements can cause hypothermia, and sunburn, among other risks inherent in participating in camping, outdoor, and water activities. I know that alcohol and/or drugs do not mix safely with any outdoor activity.

I am over the age of 18 and assume responsibility for those in my charge under the age of 18. I, at this moment, assume all legal responsibility for bodily injury to me or any person on the property due to my visit and use, operation, or possession of equipment hired or loaned to me. Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk.

I will abide by the rules and accept these rental conditions:

The property I rent will be returned in the same condition in which it was rented, and I will be responsible for all damage and/or loss during my rental period.

I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense, and penalty on account of personal injury or property damage to the rental dwellers, the undersigned, or to any minor child or children in charge of the undersigned, howsoever arising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not.

I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival, I will contact the Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented.

I agree freely with the Rental Property Owner at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assuming all responsibility for the minor children and myself in my charge.

All parties agree to and will comply with Federal, State, and County pollution laws and any other applicable laws and regulations.

We will supply a starter supply of consumables for long-term guests, seven days or longer, for your convenience. Consumables, such as toilet paper, paper towels, soap and detergent, trash bags, and other consumable items, are the guest’s responsibility once the courtesy consumables are depleted.

ADDITIONAL CONDITIONS

Use of Property: The private residence described herein will exclusively serve as a short-term rental and all guests will be held to the obligation of maintaining the premises in a clean and orderly condition throughout the duration of their stay.

Financial Responsibility for Damage: The guests will be held fully responsible for any damage caused to the items within the residence, including but not limited to ruined linens or towels. Cleaning towels will be made readily available in the laundry room for the guests’ convenience.

Utility Usage Cap: In the event that a guest elects to rent the property for a continuous period exceeding one month, a cap will be imposed on the utilization of utilities. The guest will be solely responsible for any electricity charges exceeding $200 and any water bills exceeding $90. The average monthly electricity bill is expected to fall within the range of $150-$175, while the average water bill is estimated to be $64.

Parking Arrangements: Each individual apartment will be allotted a single assigned parking space, with additional vehicles being permitted to park in designated open spaces or on the curb.

Monthly Cleaning Fee: Guests without pets will incur a monthly cleaning fee of $125 will be required of all guests staying for a continuous period exceeding one month, as such extended stays are known to result in increased wear and tear and necessitate excessive cleaning.

Pet Policy: Guests who bring pets will incur a monthly $140 cleaning fee. This fee will serve to prevent the buildup of pet hair and dander and ensure that the apartment is cleaned to a standard sufficient to prevent future guests from experiencing allergic reactions.

Smoking Policy: The private residence will be designated as a smoke-free facility. However, guests will be permitted to smoke outside the premises and a receptacle will be made available for the disposal of cigarette butts. –

Consumables: Guests who occupy a dwelling unit for a period exceeding thirty (28) consecutive days shall be responsible for procuring and supplying their own consumables, including but not limited to items such as toilet
tissue, paper towels, trash bags, toothpaste, etc.

This apartment is located 10-15 minutes away from Walmart, HEB Grocery Store, and multiple restaurants in the area. This ZRoy-AL apartment is also only 10 minutes from Fort Cavazos, Seton Medical Center, Advent Health, and Central Texas Community College. And 30 minutes from Temple, Scott and White Hospital, and the VA Hospital.
